Can I change property managers while my property is tenanted?
Yes. An existing tenancy does not generally prevent an owner from changing property management agencies. The tenancy itself continues while responsibility for managing it is transferred from one agency to another.
Do I need to wait until my current management agreement ends?
Not necessarily. Your existing management agreement will contain the terms that apply to ending the appointment, including any required notice period. SPMG can review where things currently stand before you make a decision.
Will changing property managers disrupt my tenant?
Changing agencies does not mean starting the tenancy again. The goal is to make the management handover as straightforward as possible for both the owner and tenant, with the relevant information and ongoing management responsibilities transferred across.
Do I have to tell my current property manager that I’m leaving?
There is a formal process involved in ending a management appointment. Before doing anything, it is worth understanding the requirements of your current agreement so the change can be handled correctly.
What happens to the property’s records when I change agencies?
Relevant property and tenancy information needs to be transferred as part of the management handover from your current agent, SPMG will audit the file once received and confirm all records are received. This can include tenancy documentation, inspection records, maintenance information and other records required for the ongoing management of the property.
What if I’m unhappy with my current property manager but I’m not sure whether I should switch?
You can speak with SPMG before making a decision. It can be useful to identify exactly what isn’t working, whether that is communication, responsiveness, maintenance, reporting or the overall level of service, and understand what changing managers would involve.
