Can a buyer’s agent introduce SPMG before their client purchases?
Yes. SPMG encourages buyer’s agents to bring the property management team into the process early. This allows the client to receive local rental insight, a rental appraisal and property management input before settlement. It also can assist with negotiations depending on what might need to be considered to bring the property to the rental market, SPMG can also guide the buyers agent and investor on the legislation requirements for leasing.
What happens after a buyer’s agent refers a client to SPMG?
The intention is to make the handover simple: the buyer’s agent makes the introduction, SPMG begins the conversation with the investor with the intent to prepare the property for leasing, when appointed, property settlement occurs and SPMG continues into leasing and ongoing management.
Will SPMG try to take over the buyer’s agent’s client relationship?
No. SPMG does not sell residential property and has no residential sales agenda. The buyer’s client remains the buyer’s agent’s client. SPMG’s role is to provide specialist property management support and become a trusted management partner once the property has been purchased. We can assist the buyers agent with independent rental appraisals for research for their clients.
